Help! I think my home has some issues!

Foundation problems in houses are more common than we may think. In fact, it’s estimated that roughly 25% of US homes will face some foundation problem eventually. But don’t fret, we’ll provide some sound advice to help you identify foundation problems to determine if these problems are DIY or if they require an experienced, insured foundation repair expert.

Most of us are not foundation experts nor are we licensed contractors, but a simple stroll around the exterior of your house can provide some helpful clues that can help identify potential issues.

  • Cracks or gaps in the walls, floor, or the foundation itself
  • Damp crawl spaces or standing water around the foundation
  • Sagging or uneven floors
  • Doors and windows that don’t close all the way or are stuck
  • Gaps between the garage door and the pavement
  • Diagonal cracks across walls of any room inside or out
  • Leaks and/or cracks on the fireplace
  • Standing water ANYWHERE

Newer homes were most likely built on a concrete slab, in which issues will present themselves OUTSIDE the exterior of the home while older homes with more traditional foundations, such as with crawlspace foundations, issues will be presented INSIDE the house.

When to call a Foundation Repair Expert

After you’ve done your due diligence and have identified an issue, be assured that you are not a bad homeowner, you just need some assistance. It’s best to always consult a foundation repair expert before attempting to fix anything on your own.

Some items can be fixed DIY, but very few due the complexity of your home’s foundation.

DIY can be attempted when minor issues such as a standing water issue that is caused by faulty gutter, downspouts or a small incline that creates pooling of water sources around your home and minor cracks can be filled with crack injection.

However, anything other than that, it is strongly urged that you contact a foundation repair expert that can identify the issue and provide a sound engineering expert resolution. Most often, the issue will only be resolved by installing a piering system that raises the foundation back to its correct level elevation.
